Apartment Rental Requirements & Details

Standard Apartment Features:
• Dishwasher
• Full-size washer & dryer (in-unit)
• Private balcony
• Outdoor storage unit on balcony

Minimum Annual Income (Before Taxes – Combined for All Applicants)
• 1 Bed / 1 Bath: $50,000
• 2 Bed / 1 Bath: $55,000
• 2 Bed / 2 Bath: $60,000
• 3 Bed / 2 Bath: $65,000
Co-signers must show income equal to 3x the minimum listed above (before taxes).

To Apply, You Must Provide:
• Proof of taxable income (paystubs, job offer letter, etc.)
• Valid, current photo ID
• Full application & documentation from all leaseholders — apartment not held until complete

Fees & Deposits:
• Amenity Fee (due at move-in): $200
• Holding Deposit: $500 (due immediately after approval; non-refundable after 72 hours)
• Application Fee: $35 per leaseholder (online or certified funds only; non-refundable)
• Security Deposit: $500–One Month’s Rent (based on screening)

Occupancy Limits (Includes Leaseholders + Co-signers):
• 1 Bed / 1 Bath: Max 2 people
• 2 Bed / 1 or 2 Bath: Max 4 people
• 3 Bed / 2 Bath: Max 6 people

Smoking Policy:
• No smoking inside the apartment
• No smoking on balconies
• No smoking within 15 feet of the building

Pet Policy:
• Max 2 pets, 70 lbs. combined
• Breed restrictions apply
• Vet paperwork required (rabies & distemper up to date)
• Pet Rent: $50/month per dog, $40/month per cat
• Non-refundable Pet Fee: $350 per pet

Utilities:
• Water/Sewer: $26.80 per person/month
• Trash: $10 flat per household/month
• Electricity: Potomac Edison
• Internet: Comcast

Move-In Policy:
• Apartments can only be held for up to 14 days from original availability date
• Note: If renting a notice-to-vacate unit, move-in date and/or unit address may change
